This service is designed for Landlords who wish to maintain day to day control of their property who require assistance in locating a suitable tenant and the creation of the correct legal documentation.
1) To advise with regard to the maximum rental value.
2) To provide general guidance on what fixtures, fittings, furnishings and appliances should be provided within the property to maximise rental income and attract potential applicants.
3) To advise on Furnishings, Fire and Gas safety regulations with must be complied with when letting a residential property.
4) To advertise the property and arrange viewings for suitable prospective applicants.
5) To accompany all viewings of the property.
6) To obtain the necessary references and status enquires for the prospective applicant.
7) To prepare the correct legal documentation for both parties signatures. Complete the Agreement in duplicate and provide copies for both parties.
8) To collect one months rental as a security deposit along with a further months rental in advance and forward onto the Landlord, less our commission and V.A.T.
9) To move the successful applicant into the property and notify all relevant utility companies of the new occupant.
It is now a legal requirement for tenants deposits to be protected. If you require Total Letting Agents Ltd to process the deposit and forward the payment to the Deposit Protection Service a standard charge of £25.00 (plus V.A.T) is payable.
Should an inventory or schedule of condition be required an additional charge will be made.

Additional Charges.
Due to the legislation changes on 6th April 2007 with regard to deposits collected an inventory or schedule should be created in order to ensure that no disputes arise at the termination of the Tenancy. All deposits collected by Total Letting Agents Ltd will be forwarded to the DPS.

Rental between £400.00 and £499.00 £75.00 £20.00.
Rental between £500.00 and £599.00 £100.00 £30.00.
Rental between £600.00 and £699.00 £100.00 £30.00.
Rental between £700.00 and £999.00 £125.00 £35.00.
Where a property is essentially unfurnished a statement of condition rather than an inventory will be created. The schedule will include any items which would normally form part of an inventory.

Rental Between £400.00 and £499.00 £50.00 £15.00.
Rental between £500.00 and £599.00 £75.00 £20.00.
Rental between £600.00 and £699.00 £75.00 £20.00.
Rental between £700.00 and £999.00 £100.00 £25.00.
The cost of the preparation of an inventory or schedule of condition for properties with a rental valuation in excess of £1000.00 to be assessed according to property and time required for preparation.
